From bank building to an urban landmark – the transformation on Via Emilio Bossi

From a portfolio to a vision

Through the acquisitions of the Bally and Rothschild portfolios, PSP Swiss Property strengthened its presence in the Canton of Ticino – including one standout asset: the former bank on Via Emilio Bossi, in the heart of Lugano.
Following a cautious start in marketing, momentum grew by partnering with the young Ticino-based company Erop Real Estate & Partners AG. By defining a clear positioning together, the shared vision came to life. The result is a project that impresses with its architectural concept and stands as a testimonial to a strong local presence.

Repositioning in the heart of Lugano

The challenge was clear: to give the building a distinct new identity and position it as an attractive address for a diverse range of tenants. A creative approach – combined with a strong connection to the region – marked the turning point in marketing.

The renovation demanded careful coordination – balancing the needs of existing tenants with meticulous attention to the building fabric. At the same time, the addition of extra floors had to be aligned with roadworks undertaken by the City of Lugano. Throughout this process, Erop supported PSP in ensuring the project stayed on course.
